Common Area Management in Phuket

Shibumi Services manages the common areas of residential estates and condominiums in Phuket, alongside the luxury villas and condos we manage for their owners. Common area management covers everything the owners share: the roads and gates, the gardens, the water and electrical systems, the shared pools and facilities, the security, and the accounts that pay for all of it.

What the service covers

Daily operations. Our staff run and supervise the shared areas day to day: gardening and landscaping, cleaning of roads and shared spaces, waste collection, and the upkeep of lighting, drainage, water supply, pumps and electrical systems. Repairs are arranged when something fails, and contractors are supervised so the work is done to standard and finished.

Security. Gate access, visitor control and patrols are organized and supervised, with CCTV where the estate has it.

Inspections. The common areas are inspected on a schedule, with faults logged and followed to completion.

Fees, accounts and reporting

Common area fees are billed to owners and collected. Expenses are paid from the common account and recorded. Each owner receives regular reports showing fees collected, money spent and on what, and the balance held.

An annual budget is prepared for the owners, covering routine running costs and any larger works planned for the year.

Shibumi Services is a property management company based in Kamala, Phuket, since 2004. We manage luxury villas, condos and the common areas of residential estates.

Working with the owners

An estate or condominium in Thailand is governed by its owners, through a juristic person, a committee or an owners’ association. We work under its instructions. We send the reminders and notices it asks for, carry out what it has decided, prepare the figures for its meetings, and report back. The owners decide, and we run the estate day to day.

Condominiums

Condominium buildings have the same needs in a different form: lobby, corridors, lifts, parking, pool and the building’s plant, with a condominium juristic person responsible for all of it. We provide day-to-day management, fee collection, accounts and reporting to the juristic person and its committee.

Questions Owners Ask

What counts as a common area?

The parts of an estate or building that the owners share rather than own individually: roads, gates, gardens, drainage, water and electrical supply, shared pools and facilities, and in a condominium the lobby, corridors, lifts, parking and plant.

What do common area fees pay for?

The running of the shared areas: staff, gardening, cleaning, security, electricity and water for the common areas, maintenance and repairs, and a contribution to the sinking fund where one exists.

Who decides what gets done?

The owners, through their juristic person, committee or association. We advise, send the reminders, carry out the decisions, and report on the result.

How do owners know what was spent?

Each owner receives a report: fees collected, money spent, what it was spent on, and the balance held.

Do you manage condominium common areas as well as estates?

Yes. Shibumi manages condominiums alongside its villas and estates.
