
Bang Tao Beach runs about six kilometers along Phuket’s northwest coast.
Cherng Talay is the sub-district that holds Bang Tao beach, along with Surin to the south and Layan to the north. Everyday life runs through two open-air centers on the road into Laguna: Boat Avenue, anchored by Villa Market and its Friday night market, and Porto de Phuket beside it, anchored by Central Food Hall. Restaurants in the area include Tatonka at Boat Avenue, and Tu Kab Khao, El Gaucho, Wine Connection and Little Paris at Porto de Phuket.
The area has the densest cluster of international schools in Phuket. UWC Thailand is about fifteen minutes away in Thalang, HeadStart’s Cherng Talay campus is in Bang Tao itself, and British International School Phuket is twenty-five to thirty minutes east. There is no major hospital inside the sub-district: the nearest international care is Bangkok Hospital Phuket, thirty to forty minutes away in Phuket Town, and longer in high season traffic.
Property runs from mainstream one and two bedroom condominiums through pool villa estates to branded residences, the widest range on the west coast.
This is not a quiet area. Traffic at the Laguna junction and around Boat Avenue is heavy in high season, and construction is active across Cherng Talay through 2026 to 2028.

Beach clubs on this stretch run weekend minimum spends of roughly one thousand to one thousand five hundred baht a person for a beach bed, with no minimum on weekdays. We arrange beach club and restaurant bookings for guests before they arrive and reconfirm them the day before.

Flood Exposure Varies Street by Street
Flooding on Phuket comes from where water runs off the hills and where drains cannot cope, rather than from uniform island-wide flooding. In Bang Tao, the beach road and the low-lying areas carry moderate exposure. The Laguna estate, which has managed drainage infrastructure, is rated low and rarely floods significantly. Cherng Talay and Surin sit on higher ground with newer development and better drainage, and are rated low.
Up to 5 meters above sea level, on flat ground, is where flood exposure is greatest.
Most road flooding clears within one to two hours of the rain stopping. In heavy storms, Route 402 and the inland route through Thalang are usually passable when the coastal roads are not.
We establish the elevation of a villa and where its drainage discharges before we set its maintenance calendar. Sealing and drainage work is then scheduled ahead of the monsoon.

The Monsoon and the Coast
The southwest monsoon runs May to October and is heaviest in September and October.
Salt attacks fittings, hinges, railings, outdoor lighting and air conditioning condensers. Humidity works on timber, fabric and paint. Both run year round and are worse near the water.

How We Manage a Property in Bang Tao
Maintenance runs to a calendar rather than to callouts: metalwork and fittings inspected for salt corrosion, air conditioning serviced on schedule, sealing and drainage seen to before the rains, and pools, gardens and finishes maintained year round. Senior management inspects each villa in person at least monthly, and trained on-site staff handle the daily work.

Does Bang Tao flood?
Parts of it. The beach road and the low-lying areas carry moderate exposure. Inside the Laguna estate, with its managed drainage, the rating is low and significant flooding is rare. For a particular villa the answer comes from its elevation and where its drainage discharges, not from the district name.
Do you manage villas in Cherng Talay as well as on the beach?
