
Surin is where luxury on this island started. Amanpuri, The Surin, Twinpalms, Ayara and Outrigger all sit within a few hundred meters of the same 800 meter beach, and The Surin is described as one of the first luxury hotels on the island. Two restaurants within walking distance hold Michelin Guide listings. The beach in front of all of it has stayed bare: no vendors, no beach massage, and shade only from the coconut and casuarina trees at the back of the sand.
That combination is unusual on this coast and it is the reason people buy here. It is also the reason a villa in Surin is a harder house to run than one further north.

Your Villa Is Being Compared With the Hotel
An owner in Surin is not really competing with other villas. The family looking at your house this week looked at a suite at one of those hotels first, and decided they wanted a kitchen, a pool of their own and somewhere the children could be loud. They are two hundred meters from the alternative for the whole of their stay.
That sets the standard, and it is a hotel standard rather than a rental one. Linen and finishes that look new rather than clean. Staff who anticipate rather than respond. Something that breaks fixed the same day, because at the hotel it would have been. A guest who has paid Surin prices does not grade a villa against other villas. They grade it against the last place they stayed at this level.
Most of what we do here follows from that. The presentation items a manager can easily leave too long, such as cushions, outdoor fabrics, teak, paintwork and pool tile, are replaced before a guest notices them rather than after.
The Beach Provides Nothing, So the Villa Has To
There is no one on that sand renting a lounger, selling a drink or offering a massage. Only two restaurants still trade at the beach itself, and public access to Laem Singh, the small bay immediately below Surin, has been closed. A guest who walks down with a towel finds sand and trees.
For the hotels that is not a problem, because they carry their own beach service down to it. For a villa it means the house has to do the same job. Loungers, umbrellas, towels, a cool box, and someone to run guests down and collect them. It also means telling guests what the beach is before they arrive, which is what prevents the disappointment on the second morning.
None of that is difficult. It is simply the difference between a villa here and a villa at Bang Tao, where a guest can walk out and buy the day.

Higher Ground, Which Is Real and Which Is Not the Whole Answer
Flooding on Phuket is decided by where water comes off the hills and whether the drains can take it, and it changes street by street rather than district by district. Surin and Cherng Talay sit on higher ground, with newer development and better drainage, and carry a low rating. On this coast that is as good as it gets.
It is still settled house by house. Below four to five meters above sea level on flat ground the exposure starts to rise, and across the island the difference between a villa at two meters and one at fifteen is the difference between an annual problem and none at all. We establish the elevation of a house and where its drainage actually discharges before we set its maintenance calendar.
When roads do go under, most of it drains within an hour or two of the rain stopping, and Route 402 and the inland road through Thalang usually stay open when the coast road does not. For an owner that is the difference between a guest missing a flight and a guest being late for lunch.

What the Sea Air Does to the Building
Salt reaches fittings, hinges, railings, outdoor lighting and air conditioning condensers. Humidity works steadily on timber, fabric and paint. The southwest monsoon runs May to October, heaviest in September and October, and tests every roof, seal and drain once a year.
That is one island and one monsoon, and it is no different at Surin from anywhere else on the west coast. What is different is the standard the house is held to while it happens. Corrosion that would pass unremarked elsewhere is visible against this address.
How We Run a Villa in Surin
Maintenance is scheduled rather than reactive. Exposed metalwork inspected for corrosion, air conditioning serviced before it fails, sealing and drainage attended to ahead of the rains, and pools, gardens and finishes kept up through the year.
Senior management inspects every villa in person at least monthly. Trained on-site staff handle the daily work, so a problem is usually found by someone who works there rather than reported by a guest.
Our office is in Kamala, a few minutes down the coast. When something at Surin needs a person standing in front of it, anyone from our entire team can be there in moments.
Owners are sent accounts they can actually read, with the receipts attached and the rental income reported as it was earned rather than projected.

What makes managing a villa in Surin different?
The standard. Your guests are choosing between your villa and a five star hotel a short walk away, and they judge the house on that basis. Presentation and response time matter more here than almost anywhere else on the island.
Does Surin flood?
It carries a low rating, which is the best on this coast, because it sits on higher ground with newer drainage. For a particular villa the answer comes from its own elevation and where its drainage discharges rather than from the name of the beach.
There is nothing on the beach. Does that hurt rentals?
It is why people choose Surin, and it puts the work on the villa. Loungers, shade, towels and transport come from the house, and guests are told what to expect before they travel.
How quickly can you get to my villa?
We have been based in Kamala since 2004, which puts us a few minutes down the coast from Surin rather than across the island.
What does it cost?
Twenty percent on long term rentals of a month or more. Short term is quoted per villa, because the scope varies with the size of the house and the staff it needs. Maintenance is billed at cost with receipts and no markup, and either side can end the agreement on sixty days notice.
