Most owners are not on the island. What they want first is simple: to walk back into the villa and find it exactly as they left it. That takes proactive care, not a phone number to call after something breaks.

Preventative maintenance
Phuket’s tropical climate is beautiful and demanding. Salt air, humidity, and monsoon rain all work on a building year round. We run scheduled preventative maintenance rather than waiting for things to fail: pools, air conditioning, roofs and drainage, timber, paintwork, gardens, and water systems. Problems are found early and fixed while they are still small, before they can touch the fabric of the house.
Regular in person inspections
Our team is physically present at each property on a regular basis, walking the rooms and the grounds, not reviewing photographs from a distant office. Issues are noticed in person, on inspection, before a guest ever reports them. When something needs a decision, the person deciding has stood in your villa recently. Villas are inspected by senior management at least monthly, and on site staff are trained to identify and handle issues day to day.
Staff we recruit and train ourselves
A villa is only ever as good as its people. We recruit, train, and manage villa staff: housekeepers, chefs, gardeners, pool technicians, and villa managers. Training is ongoing and covers standards, service, and discretion. The people inside your home are people we chose, trained, and stand behind, and you never have to hire, supervise, or replace anyone yourself.

Nothing For You To Carry
The second thing owners want is to stop carrying the villa in their head. With Shibumi you have one accountable point of contact who knows your villa personally. You are never left chasing a contractor from another time zone, and when a guest has an emergency at two in the morning, it is handled without your phone ringing. Your own use of the home is protected too: it is your villa first and a rental second, and it is kept ready for you, not just for guests.

Guest and concierge services
Guests are welcomed, looked after, and given genuine concierge support throughout their stay: transfers, private chefs, excursions, restaurant bookings, and the small requests that turn a good stay into a repeat booking. Every guest matter is ours to solve, not yours to hear about after the fact, and every guest experience reflects on the villa, its reviews, and its future revenue.
Compliance and administration
We handle the administrative side that owners find hardest to manage from abroad: compliance, utilities, and suppliers. The paperwork of owning in Thailand is dealt with by people who deal with it every week.

Monthly reporting you can actually read
Every month you receive clear financial reporting: what your villa earned, what it cost, and what was done to it. You should never have to guess how your property is performing, and you should never need a translator for your own statement. Our standard is simple: no surprises, ever. You know exactly what you earned.
In addition to clear villa financials, our clients receive a full monthly maintenance report with before and after pictures, accurate estimates of all work with multiple bids for larger projects, and full transparency with immediate response to all questions with a live person on the other side of the call or email.
A complimentary villa performance review
If you own a villa in Phuket, we offer a complimentary villa performance review. We look at how the property is being maintained, staffed, presented, and priced, and we tell you what we find. If the villa is in good hands, we will say so plainly. If there are gaps, you will know exactly where they are and what they are likely costing you. Either way, the findings are yours to keep, with no obligation.

Shibumi Services has been operating in Phuket since 2004. We are a Thai registered company (registration number 0835547011986) based in Kamala on Phuket’s west coast. Our office is at 1/21 Moo 6, Soi 16, Kamala, Kathu, Phuket 83150.
The name Shibumi is a Japanese ideal of understated excellence: things done properly, without noise. That is the standard we hold ourselves to in how villas are kept, how guests are treated, and how owners are reported to. We manage luxury private villas across Phuket. We have been careful stewards of homes across the island for decades, with staff located strategically around Phuket so every villa we manage receives hands on service.
How We Price

Villa management pricing should fit the villa. We price a la carte or full service, and what you pay depends on what your villa actually needs. A seven bedroom villa renting actively with a full time staff of three is a different job from a five bedroom that is never rented, with part time staff engaged only when the owner is in town. So we quote per villa, after we have seen it and understood what it requires.
Long term rentals, one month or more: 20 percent commission.
Short term and holiday rental management: quoted per villa. The work differs enormously, and so does the marketing effort a villa needs, so the fee is set against the actual scope rather than a headline number.
Four commitments come with every quote, and they are the same for every owner:
